Home Buyer Timeline in Springfield, VT

I know what you're thinking: not possible.

But Springfield residents are buying homes every day.

If you want to move in your new home by summer, here’s the timeline you should follow! Bookmark this article for future reference!

Let’s start backwards.

Let’s say you want to move in to your new home after the school year is over. That means at the latest you want to close by June 21.

By the time you finish the inspection and give a little wiggle room in case repairs need to be made before closing, you’ll want to give yourself at least 3 1/2 weeks. So inspection would need to be completed by May 29.

It can take 7-10 days after an accepted offer for an inspection company to work on your home, so you’ll want to have an offer submitted no later than May 19.

If it takes an average of 4-6 weeks for a homebuyer in Springfield to find a house they want to put an offer on, you’ll want to start house hunting by at least April 9.

And I know April always feels far away, but that’s actually *really* soon.

Before you start

Before you even start *looking* at homes, you’ll need to have your consultation with your agent (hey there!) and a pre approval letter from your lender.

Lucky for you, neither of those things are time consuming.

when should you reach out to your agent and contact a lender?

Today would be great! If not today, then sometime in the next month for sure.

It may seem early, but when you consider the overall timeline of the average transaction, it’s never too early to start!
